The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property. How does a floorplan service work?During a measurement or floorplan service, a certified appraiser takes measurements of the home or property with a measuring tool — generally a tape measure or laser measuring device. As they move around the home, they notate the layout of the rooms and other features, like closets, patios, and pantries. They might sketch out the property. Then, the appraiser develops a report and detailed floorplan showing the total area of the home and the general layout. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more. When is a measurement or floorplan service necessary?Real estate taxesTax records often reflect incorrect area of a property because the values can come from several sources, and sometimes go unproven — which means you may be taxed for more space than you have! Unless a certified appraiser has recently performed an evaluation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge what you're taxed. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth. Putting a property up for saleA floorplan service can ensure that you're paid fair market value for your property. Square footage is one of the biggest elements potential buyers look for when purchasing a house — but since square footage values are often approximated rather than accurately measured, your property listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price for your home, but possibly even the number of interested buyers. The only reliable method of using an accurate GLA when listing your home is to reference a recent appraisal or measurement service performed by a certified appraiser (after any renovation that might have affected square footage). For agentsTo ensure that your client's property closes at a price that appropriately reflects true market value, we recommend requesting a home measurement of the property. Your clients, and potential buyers, will be grateful for your thoroughness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tool for getting potential buyers interested since they can review the layout and features of the home before and after a tour. Contact Mile High R.E.
